The Future Homes Standard
A major shift for windows & new build design.
The Future Homes Standard has finally been published and it represents one of the biggest shifts in window specification we’ve seen in years.
While the notional U value remains at 1.2 W/m²K, the real change is the move away from standardised calculations.
Under the new Home Energy Model, manufacturers and housebuilders must evidence the U value for every individual window configuration supplied into new build.
This is a step-change for the industry. Window compliance is now inherently design specific. Calculated performance varies by opening size, frame-to-glass ratio and configuration. Smaller apertures, dummy sashes, transoms, Georgian bars, vents and other components all affect performance.
Modelling every window design individually, at the point of pricing and survey, is no longer optional. It is the only way to demonstrate compliance with confidence.
Some designs will require triple glazing to achieve compliance - not because the Standard mandates it, but because accurate, evidence-based modelling exposes limitations that were previously hidden under SAP.
Add to that:
Wastewater heat recovery
Better airtightness
Decentralised mechanical extract ventilation
Solar PV expected on most homes (though not mandatory)
Regulation takes effect from March 2027, with a one year transition period.
The age of the “standard window” is over. Real-world performance is now the benchmark.
